New Construction Inspection

Of course, homes must be constructed in accordance with the state and federal code requirements.

Unfortunately, workmanship is not a factor in the codes and quality is not ensured. A builders reputation is a factor in quality but the quality is largely dependant on the tradespeople that do the work.

Once plasterboard and insulation are installed it is often to late to discover any problems. An inspection will help ensure the home is built in accordance with the required codes.

 

WHAT WE DO.

Homemasters recommend three phases for a new construction - foundation, framing and final/handover.

Our report will provide you with the condition of the home from the ground up and make sure the workmanship is of an acceptable standard while not delaying the building process.

 

Stage 1 Foundation Inspection:

Our first inspection is usually prior to concrete pouring. We should be able to see the sewer and drain lines.

Areas inspected include - 

 

Footings.

  Foundation walls.

  Surface preparation.

  Waterproofing of the foundation walls.

  Footing drains.

  Under drain system installation.

  Contour and grading.

 

Stage 2 Framing Inspection (prior to plasterboard installation).

 

The framing inspection is performed prior to the builders installing the plasterboard and drywall.

 

We examine -

 

                           Plumbing.

                           Electrical wiring.

                           Ducts.

                           Roof structure and surface.

                           Unbolted sill plates.

                           Over spanned members.

                           Inadequate roof supports.

                           Bearing walls.

                           Notching and boring.

                           Several plates or joists etc.

                          

Stage 3 Final/Handover Inspection

              

Before accepting the home from the builder we perform an inspection of the exterior and interior of the property inspecting for any deficiencies that should be completed or rectified prior to a final settlement.
